Real Estate Closing Letter/Termite Letter:In Virginia, in order for a transaction to take place for buying or selling a home with a mortgage lender, the mortgage company requires a Termite and Moisture report. The property must be inspected by a licensed termite company and the report must state that there are no wood destroying insects in the structure, nor any termite or moisture damage, nor standing water in the crawl space.

Requirements for Real Estate Closing Letter:
• Property address
• Seller's name
• Buyer's name
• Closing date
• Name, address, phone number, and fax number of closing attorney or title company.

  Aachren Will:

• Inspect the property with a VPMA Certified Wood Destroying Insect Inspector.
• Provide corrective treatments on a property which would include Termite Treatment, or other wood destroying organism treatment such as carpenter ants or carpenter bees, wood borer, and powder post beetle. We would also perform Moisture Control work such as poly vapor barrier, Dehumidifier system, sand installation and fungus treatment.
• Forward closing documents to desired location expediently.

Moisture/Standing Water/Fungus Treatments/Dehumidifier system: Common causes of moisture problems include moisture in the ground (ground water), lack of proper ventilation or air circulation, or perhaps the duct work "sweats" in the crawl space under your home. Other causes for a wet crawl space could be lack of gutters around the roof of the home, leaves are clogging the gutters, or water is being directed directly into the crawl space. When there is a high moisture level, for whatever reason, fungus will then grow on exposed wood (such as beams and joists), eventually causing the wood to rot. A vapor barrier, sand installation, fungus treatment, and/or dehumidifier system are common corrective procedures for moisture problems in crawl spaces as well as gutter extensions, Leaf Defier placed in the gutters just to name a few ways to create a healthy environment for your home.

Termite Treatment: In the event that your home or business is being invaded by termites, Aachren will inspect your property, identify the source, and provide a written estimate based on our professional killer’s measurements and inspection.

Pest Control: Sometimes you may find one or two pests in your home or business, but when there is an invasion of ants or roaches or other pests it is prudent to schedule monthly or quarterly pest control to eliminate those disease carrying creepy crawlies! The technician initially treats both the inside and outside of your property to create a protective barrier. The type of the property being treated (apartment, town home, single family home, or restaurant, etc.) will determine treatment frequency (monthly or quarterly).

Termite Warranty: "Peace Of Mind" Aachren knows that your home is your castle. How much is your investment worth? For your home or investment property, you can relax and leave the termites to us. Aachren will inspect your property and cover any termite activity for the entire year. If termites are found in the structure, Aachren will treat your home at no additional cost to you.

Insulation Installation: If you have insulation that needs to be replaced (whether or not due to moisture damage) Aachren is able to provide this service. We will remove and discard the old insulation and install new materials.
